A few things worth knowing

Is this rate the APR?

No. Enter the nominal annual interest rate. APR incorporates additional charges; this tool does not calculate APR. Upfront fees here are separate cash costs, not financed.

How are monthly payments calculated?

For principal P, monthly rate r and n payments, payment = P × r / (1 − (1+r)^−n). At zero interest, payment = P/n. The nominal annual percentage is divided by 1200 to obtain r. Monthly interest rounds half up to a cent and the final payment clears the balance.

What do extra payments change?

Extra principal is applied from the first monthly payment, after scheduled interest and principal, and capped at the amount still owed. Compare the resulting payoff length and interest with the same loan without extras. Prepayment penalties are not modeled.

Are taxes and insurance included?

Only amounts you enter. They remain constant until payoff and do not reduce the loan balance. Upfront fees are added separately to total outlay. No local tax rates, current market rates or currency conversions are inferred.

Will this match my lender exactly?

It is a fixed-rate planning estimate with monthly end-of-period payments and two-decimal currency rounding. Daily interest, irregular dates, changing rates, escrow changes and lender-specific rounding can produce different results. Term is limited to 1200 months and each supplied amount to 1 billion currency units.
